Rental Requirements      (How to reduce rental application fees. free e-book)
  1. Income must be three times the rental amount
  2. Debt to Income ratio should not be over 40% of the applicant’s gross income
  3. Must not have any evictions in the last five years
  4. Good rental history…no landlord collections in the last five years
  5. Minimum credit score of 530
  6. Absolutely NO smoking is allowed in or on the property
  7. Some pets allowed with pet deposit
  8. First Month Rent
  9. Security Deposit equivalent to the first month’s rent
  10. All funds are non-refundable
  11. A complete application for all proposed tenants 18 years of age and over must be submitted.

The following items must be submitted to be considered as a complete application package.

  1. Copies of your three most recent paycheck stubs if employed by a company
  2. Photocopy of a Valid Driver’s License, State ID, or Passport
  3. 12 months  proof of payments on your most recent rental lease. (Cancelled checks or receipt of payment, or bank statements). 
  4. Provide a copy of your current lease. 
  5. If you have a mortgage, provide proof of payment history.
  6. If self-employed, provide twelve months of most recent bank statements and a profit and loss statement. 

No incomplete application packages will be processed.
